Move to digitise land records on

• Process begins in Thullur mandal in Guntur today
• First phase of the capital city to come up in the area
• Objective is to avoid tampering of records in future

Thulluru (Guntur): The digitalization of land records in Thulluru mandal where the first phase of the capital city will be constructed is all set to begin from Friday. The local Tahasildar office has already received computers to digitalise the records and make corrections if any basing on the physical possession of the lands. As the State government has decided to take lands from the farmers in land pooling system for building the new capital, the officials have started streamlining and digitalization of the land records to ensure that there would be no tampering of records in future.

The government has already promised compensation to the farmers in the form of Rs 25,000 an acre every year for next five years and allotment of 1000 square yards of land in the developed plots. To ensure that all this is done transparently and compensation is paid to the farmers, the officials have started digitalization of land records. The first-phase includes Secretariat, Assembly, government quarters etc.

The Guntur district administration has formed nine special teams with the officials drawn from different mandals across the district. These officials received initial training at the Guntur Collectorate on Thursday and would be going to the Thulluru on Friday morning. District Collector Kantilal Dande instructed the team members to go for physical verification of the land and make changes in the records, including the Adangal.

The State government had already dispatched computers and scanners for digitalization of the land records. The teams would first verify the records available with the mandal revenue office and the office of the sub-registrar at Mangalagiri, Tadikonda and Amaravathi. The task is to verify the land records and see whether the pattadar pass books are issued against the names mentioned in the records. The teams would also be inspecting the assigned lands and check for their physical position. The teams were also directed to prepare a separate list of the recent transactions to identify the real owners of the land and those who have purchased them in the boom period.

Pooling money
Interestingly, some realtors are forming into groups, pooling their money and purchasing lands. Politicians too have joined this and purchasing lands here with high expectations on future. A couple of BJP leaders from Vijayawada bought an acre for Rs 92 lakh from a farmer.

The two invested equally with an eye on the 500 square yards of land each in the capital, which the government would give them after development. Each is piece is expected to fetch a couple of crores, one of them said. The politicians from Hyderabad and Godavari districts are investing here in large scale. The land registrations which were around 10 to 15 a day in the past went up to 70 during October-November period. The officials expect further rise in the registrations activity in the days to come.
